Return, Refund, Warranty & Delivery Policy

At Legacy Homes Estate, we are committed to providing quality manufactured, mobile, and modular homes along with clear information throughout the buying process. Please read this policy carefully before making a purchase.
1. Nature of Home Purchases
Manufactured, mobile, and modular homes are custom-ordered and large-scale products. Once a home has been ordered, produced, or delivered, it is generally considered a final sale.
2. Deposits
- Deposits are required to begin the ordering and production process.
- Deposits are non-refundable once the home has been ordered from the manufacturer or production has begun.
- In cases where a deposit is paid before production starts, refund eligibility will be reviewed on a case-by-case basis and may be subject to administrative or cancellation fees.
3. Cancellations Before Production
If you need to cancel your order before the home enters production, please contact us immediately. We will review the situation and advise you of any possible refund or credit, less applicable fees.
4. Cancellations After Production Has Started
Once production of your home has begun, cancellations are generally not accepted, and deposits or payments made are non-refundable.
5. Delivered Homes
Homes that have been delivered and/or set up on site are final sale. We do not accept returns of delivered homes.
6. Warranty Coverage
All new homes sold by Legacy Homes Estate come with a manufacturer’s warranty. Warranty coverage typically includes:
- Structural components
- Plumbing and electrical systems (as covered by the manufacturer)
- Appliances and fixtures (according to the manufacturer’s terms)
- Manufacturing defects in materials and workmanship
Warranty terms, length of coverage, and what is included can vary by manufacturer and model. A full copy of the warranty will be provided at the time of purchase. Legacy Homes Estate will assist customers in filing and coordinating warranty claims but is not responsible for the manufacturer’s final decision or repair timeline.
Normal wear and tear, improper maintenance, modifications made by the homeowner, or damage caused after delivery are not covered under warranty.
7. Delivery and Installation Terms
- Delivery dates are estimates only and may change due to production schedules, weather, road conditions, or site readiness.
- The customer is responsible for ensuring the delivery site is properly prepared, including clear access, a suitable foundation or pad, and necessary permits.
- Legacy Homes Estate (or its delivery partners) will transport the home to the agreed location. Additional charges may apply for long-distance delivery, difficult access, or special requirements.
- Installation and setup services (such as blocking, leveling, utility connections, and skirting) may be available and will be outlined in your purchase agreement. Some services may be handled by third-party contractors.
- The customer is responsible for all utility connections (water, sewer/septic, electric, gas) unless otherwise agreed in writing.
- Risk of loss or damage to the home transfers to the customer upon delivery to the site.
8. Financing Cancellations
If financing is not approved and the order has not yet entered production, we will work with you regarding the status of your deposit. Once production has started, standard cancellation terms apply.
